How a Lease Option Works

Income today. Options tomorrow.

A lease option is a two-part agreement. First, BDK Realty leases your property for an agreed term — typically three to seven years — and pays you guaranteed rent throughout that period, just as in our standard rent-to-rent arrangement.

Second, we agree an option: at the end of the lease period (or at specific points during it), we have the right — but not the obligation — to purchase the property at a price agreed today. You also retain the right to decline should circumstances change.

This arrangement suits landlords who are open to selling in the future but want guaranteed income in the meantime, without committing to a sale now. It also suits landlords who want a buyer lined up at a known price without the uncertainty of the open market.

All lease option agreements are bespoke and should be reviewed by a solicitor on both sides. We welcome this — transparent, balanced agreements are in everyone's interest.

01

Step 1 — Property assessment

We assess the property and agree a current and projected future valuation, forming the basis of the option price.

02

Step 2 — Lease terms agreed

We agree the lease term, the monthly guaranteed rent, and the option terms — including the purchase price and the exercise window.

03

Step 3 — Legal agreements signed

Both parties instruct solicitors. The lease and option agreements are documented clearly and signed. We pay a nominal option fee at this stage.

04

Step 4 — Lease begins

BDK Realty takes possession and begins managing the property as property assets management. You receive guaranteed rent from day one.

05

Step 5 — Option exercise (or not)

At the agreed point, we decide whether to exercise the purchase option. You are under no obligation to sell if you have changed your mind — the terms govern everything.

Advantages for Landlords

Why a lease option can make excellent strategic sense

Guaranteed income during the lease

You receive the same contracted rent every month regardless of occupancy. All the benefits of guaranteed rent apply in full during the lease period.

Price certainty on sale

If you're considering selling within the next several years, a lease option locks in today's agreed price — protecting you from market uncertainty on the downside.

No obligation to sell

The option is exactly that — an option. If you change your mind, or if we decide not to exercise it, the lease ends and you regain full possession. There is no forced sale.

No estate agent fees

If the option is exercised, you avoid the cost and complexity of a standard open-market sale — no estate agent commissions, no buyer chains, no protracted negotiations.

Property managed to high standard

Throughout the lease period, the property is maintained at hotel-grade hospitality standard. A well-maintained asset is in both parties' interests at the point of potential sale.

A known buyer, known timeline

Certainty over who may buy, when, and at what price removes the uncertainty that makes future planning difficult for many landlords considering eventual sale.

Questions

Lease Option FAQ

The option price is agreed at the outset, typically based on a current valuation with an agreed uplift (either fixed or index-linked) to reflect the expected future market at the time of potential exercise. Independent valuations are encouraged.
